Metal roofing has continued to grow in popularity both in commercial and residential applications. Metal roof systems have one of the longest life spans of all roofing applications at around 50 years with proper maintenance and repairs. Metal roofing is also fire resistant, durable and energy efficient.
One of the downsides of a metal roof is the initial installation price with tends to be two or three times more than other types of roofing. That’s why regular maintenance and repairs are so important for your metal roof system.

Metal Roof Repair Options
Building owners and managers have three primary options when dealing with their metal roof systems: repair, restoration or replacement.
Metal roof systems can be repaired and maintained. These roof systems may have an estimated use life of 30 years or more if the original installation was a quality installation. It is strongly recommended that metal roof systems be reviewed on a bi-annual basis to catch problems early on before they develop further.
Metal roof restoration typically consists of a specific set of steps. These include repairs to the deficiencies including fastener replacement and a rust inhibitor. Additional repairs to details and penetrations may be necessary. After the repairs have been completed it is recommended that a coating be applied to the surface of the roof system.
Your metal roof system will reach a point when replacement is your best option. There will come a point when leaks increase to a point where repairing is no longer feasible and where restoration is not possible. When it comes time to replace your metal roof there are many options other than just another metal roof system such as a metal roof retrofit.
A newer innovation for metal roof replacement is the metal roof retrofit method. This method allows for a single ply roofing system to be installed directly over the existing metal roof system where the metal roof then becomes the roof deck.
How it Works
The area between the metal panel ribs is filled in with insulation board. This creates a flush surface. After the infill is installed an additional layer of insulation board is installed creating a solid surface to apply the roof membrane to. Finally a new single ply membrane is installed.
One of the best solutions is OMG’s RhinoBond System. RhinoBond is an alternative membrane attachment system for TPO and PVC roofing membranes and ideal for the metal retrofit method. OMG’s RhinoBond metal retrofit method is an approved Factory Mutual system and secure the membrane without penetration. Step 1: Insulation is first added between the metal panel ribs to create a flush surface.

Step 2: Final layer of insulation is then adhered to flush surface created.
Step 3: Final roof system is then installed over roof insulation.
Other metal roof replacement options include replacement with a traditional metal roof system or a simulated metal roof such as Sika Sarnafil’s Décor Roof System.
